Integra Benefits
Why Recommend Home Inspections?
When you recommend that a pre-purchase home inspection be performed, you increase your credibility and enhance your reputation with the buyer by showing that you respect the importance of such a major purchase.
Commitment
The unknown can be a source of anxiety for any Calgary home buyer. Integra Inspection Services is committed to helping people who want to know the true condition of their potential home. We examine the house from attic to basement and our home inspection report covers all the major systems in a house including roofing, exterior, structure, electrical, heating and cooling, insulation, plumbing and interior. We also include Infrared thermal imaging on all of our inspections at no extra charge. Most importantly, we deliver the information in a non-alarmist, conversational manner which allows the buyer to clearly understand the information.

Guidelines to a Smooth Inspection
Below are a few suggestions we have that will help the inspection process go smoothly for everyone:
- We inspect throughout the week.
- Our inspections generally run 2 to 3 hours start to finish. Be sure that your client and the vendor are aware that this is typical.
- Please encourage the buyer to attend the entire inspection. Our experience is that if the buyer hears and sees things first-hand, they are not likely to become overwhelmed by a cold report dropped in front of them. Of course we can work with your clients schedule and individual needs. Attending the entire home inspection is the best way to learn!
- If possible, try to make sure the vendor is aware that we encourage the buyer to be at the home inspection and that this is typical.
Pre-Listing Inspections
Pre-Listing Inspections arethe future of Real Estate! Performing an inspection before a home is listed is one of the smartest investments a home seller can make and certainly a wise move in a market like Calgary. You've invested a lot of time and money getting that buyer to this point. Don't let them slip through your fingers now. Make sure that the pre-inspection is completed any any required repairs are completed before the home goes on the market.
How it works
- Seller or Listing Agent contacts Integra Inspection and arranges for an inspection prior to or at the time of listing.
- The home inspection is performed to the same level of detail as a standard home inspection.
- We provide color flyers to use in conjunction with your marketing as well as a lawn sign displaying the Integra Checked logo
Benefits for Realtors
Sellers and agents win because having a professional, third-party, certified home inspection performed can reduce their risk of non-disclosure issues and/or lawsuits down the road.
Benefits for Home Sellers
- No more buyers walking away because they think there is a problem with the house.
- No more parade of home inspectors through your home before a multiple-offer situation.
- Reduce you risk of a lawsuit.
Because the buyers have access to the home inspection report prior to purchase, the sellers reduce their risk of litigation for failing to inform buyers of the condition of the property. There may be a higher value placed on the property as well, given that buyers have more confidence in the homes condition.
Benefits for Home Buyers
- Make an offer with the confidence and security of a home inspection report.
- A detailed report will put things into perspective prior to an offer being made.
- Eliminates the need to put an inspection clause on the offer.
The information is available to potential buyers at the time they make an offer so they are able to make an informed decision regarding the property. Buyers can review the inspection report and make their offer without an inspection contingency, but with the peace of mind that they know what they are buying.
