Getting

available. We print a summary home inspection report on site so
that the buyer has all of the information they need if time is critical.
We then complete the report with pictures and explanatory drawings
and deliver the completed report via our website.

Guidelines to a
Smooth Inspection
Below are a few suggestions we have that will help
the inspection process go smoothly for everyone:
- We inspect 7 days a week.
- Our inspections generally run 2.5 to 3
hours start to finish. Be sure that your
client and the vendor are aware that this
is typical.
- Please encourage the buyer to attend the
entire inspection. Our experience is that
if the buyer hears and sees things first-hand,
they are not likely to become overwhelmed
by a cold report dropped in front of them.
If they show up at the end it is tough for
the buyer to absorb 2 hours of information
in 15 minutes. Again, the goal is to have
everyone understand the current condition
of the home. Attending the entire home inspection
is the best way to learn!
- If possible, try to make sure the vendor is
aware that we encourage the buyer to be
at the home inspection and that this is typical.


Pre-Listing Inspections
Pre-Listing Inspections are becoming one of our most
requested inspections! Performing an inspection beforea home is
listed is one of the smartest investments a home seller can make
and certainly a wise move in a hot market like Calgary with so many
relocations to Calgary.
Traditional prelisting (or pre-marketing) inspections
are not always successful as the inspector may be seen to be working
for the seller and therefore has a bias. Buyers in a hot market
like Calgary may forgo an inspection altogether for fear they may
lose a home to a competitive situation if they have conditions on
their offer. This leaves buyers, realtors and sellers at risk if
problems arise later.
Our Confidential pre-listing inspection program offers
all parties the confidence and security of a home inspection yet
allows the real estate transaction to proceed without delay.
How it works
- Seller or Listing Agent contacts Integra Inspection and arranges
for an inspection prior to or at the time of listing.
- The home inspection is performed at no cost to the seller
and to the same level of detail as a standard home inspection.
- There is no disclosure of the report to the seller or listing
agent. The home inspection report is sealed and kept confidential
by Integra Inspection Services.
- Potential buyers are informed that a sealed inspection report
exists on the property and it is available directly from Integra
Inspection Services.
- The Inspection report is available to all interested buyers
for a fee of $149
- Successful buyers then make arrangements for a paid inspection
walk-through with the inspector at which time the full ownership
of the report is transferred to the buyers.

Benefits for Realtors
If a Realtor can not prove that they in fact pursued
the necessary due diligence activities to protect the buyer, they
could be sued by the buyers. By having the home inspection performed
at the time of listing and available to all, buyers are informed
of the property condition and the risk to the Calgary Realtor is
minimized. As the listing agent, the risk is reduced in the same
way by having an inspection available to potential buyers. Sellers
and agents win because having a professional, third-party, certified
home inspection performed can reduce their risk of non-disclosure
issues and/or lawsuits down the road.

Because the buyers have access to the home inspection
report prior to purchase, the sellers reduce their risk of litigation

The information is available to potential buyers at
the time they make an offer so they are able to make an informed

to the report and it has not been disclosed to the seller or the
