requested inspections! Performing an inspection before a home is
listed is one of the smartest investments a home seller can make
and certainly a wise move in a hot market like Calgary.
Traditional prelisting (or pre-marketing) inspections are not always
successful as the inspector may be seen to be working for the seller
and therefore has a bias. Buyers in a hot market like Calgary is
currently experiencing may forgo an inspection altogether for fear
they may lose a home to a competitive situation if they have conditions
on their offer. This leaves buyers, realtors and sellers at risk
if problems arise later.

Steps to a Pre-listing Inspection
- One of our inspectors performs a home inspection.
We take digital photos of the home and then assemble a full-colour
report of the inspection, complete with cost estimates and time
frames.
- A reasonable offer is presented to the home seller
by an educated buyer based on the findings in the report.
- Buyer and seller proceed with little anxiety because
a home inspection has already been performed and the results are
known.
- The buyer arranges for the paid inspection walk-thru
and transfer of inspection ownership.
